DIP Holding said in a statement that Dubai Investments PJSC will sell existing shares representing 20 percent of the company’s issued share capital, or 1,735,243,300 shares, in an initial public offering on the Dubai Financial Market. The offering will be split across four tranches for retail investors, institutions, Dubai Investments employees and eligible parent company shareholders as of a late October record date. Subscription is set to run from October 27 to November 3 with share trading expected to begin around November 11 subject to regulatory approvals and market conditions.
The transaction is structured as a sell-down by the parent company, meaning DIP Holding will receive none of the proceeds from the share sale. DIP Holding highlighted anticipated dividend distributions of 700 million dirhams for the current financial year, increasing to 725 million dirhams in 2027 and 750 million dirhams in 2028. According to the company’s announcement the listing forms part of a broader strategy to expand its investor base while retaining Dubai Investments as the majority owner.
Khaleej Times figures drawn from company reports show DIP Holding’s revenue rising to 960 million dirhams in 2025 from 892 million dirhams in 2024 and 838 million dirhams in 2023. Adjusted EBITDA reached 678 million dirhams last year while net profit totalled 1.09 billion dirhams. First-half 2026 revenue advanced 7 percent to 492 million dirhams on a like-for-like basis that excluded certain lease conversions.
DIP Holding data and property reports from D&B Properties place Dubai Investments Park at more than 23 square kilometres with over 4,200 companies, 160,000 residents and 100,000 workers. The development maintains near full occupancy that averaged 99.9 percent in 2025 and features industrial, commercial, residential and logistics assets that have drawn tenants from more than 80 countries. Gulf News accounts describe the park as a self-contained district with its own infrastructure including a Metro station, schools and medical facilities that support long-term tenant commitments totalling 42 billion dirhams in invested facilities.
Reuters reported that the offering would constitute the first IPO in the UAE this year as equity issuance across the Middle East and Africa slowed markedly. LSEG data cited by Finimize indicated that regional issuance fell 79 percent in the first nine months of 2026 to 2.3 billion dollars, the lowest level since 2017. The listing arrives amid regional geopolitical tensions that have contributed to subdued IPO activity across the Gulf.
Dubai Investments PJSC established the park in 1997 and has developed it into one of Dubai’s largest mixed-use business communities over nearly three decades. The parent entity, listed on the DFM since 2000, will continue to hold 80 percent of DIP Holding after the offering and may consider additional opportunities on an arm’s-length basis if they prove accretive. Company statements position the IPO as a means to unlock value in the stable ground-rent and services platform that underpins the park’s operations.
