The Abu Dhabi-based developer purchased the nine residential buildings in Sharjah’s Al Taawun and Al Majaz areas from a private seller, according to the Emirates News Agency. The acquisition covers more than 700 units and marks Aldar’s first significant foray into the Sharjah residential market. Aldar Properties said the deal aligns with its strategy to expand its geographic footprint across the UAE while diversifying its income-generating assets. The transaction is expected to provide stable rental yields given the strong demand for housing in established neighborhoods.
According to the Sharjah Real Estate Registration Department, property transactions in the emirate reached AED 46.8 billion in the first nine months of 2026, a 14 percent rise from the same period a year earlier. The department recorded 91,560 total transactions, with residential sales accounting for 81 percent of activity and 24,749 deals valued at AED 35 billion. Title deed transactions increased 11.2 percent to 34,420 while mortgage deals totaled 3,839 with a value of AED 10.2 billion. These figures illustrate sustained investor interest that supports major acquisitions such as Aldar’s latest purchase.
Aldar has pursued several portfolio expansions this year, including the AED 650 million acquisition of an industrial and logistics portfolio in Kezad from KEZAD Group in April. The company also partnered with Mubadala Investment Company to acquire The Link at Masdar City for approximately AED 655 million around the same time. Such moves form part of a broader effort to build a resilient mix of development and investment properties across multiple emirates. Aldar’s development sales backlog stood at AED 71.6 billion by the end of June, offering multi-year revenue visibility.
Talal Al Dhiyebi, group chief executive officer at Aldar Properties, said in a statement that the acquisition enhances the company’s presence in a high-growth market while contributing to long-term value creation. He noted that the well-located buildings offer immediate income potential through existing tenancies. Al Dhiyebi added that the investment complements Aldar’s ongoing partnerships in Dubai and Abu Dhabi to serve evolving customer needs across the UAE.
The firm’s first-half net profit rose 18 percent to AED 4.9 billion, even as it maintained a measured pace on new project launches amid market conditions. Aldar continues to explore opportunities in sectors ranging from logistics to hospitality as part of its diversification beyond core development activities. Company data places its land bank at more than 70 million square feet, supporting future growth across the region.
Sharjah registered 22 new real estate projects in the first nine months of 2026, reflecting continued supply expansion alongside demand. The emirate’s connectivity improvements and competitive pricing relative to Dubai have drawn investors from 121 nationalities during the period. Aldar’s entry is expected to add professional management standards to the acquired assets in a market where residential properties dominate transaction volumes.
