Nakheel Releases 44 Luxury Beachfront Villas in Limited Palm Jebel Ali Launch

Nakheel has unveiled a limited collection of 44 beachfront villas on Frond F at Palm Jebel Ali which the developer described as one of the final opportunities to secure a new villa on the project’s residential fronds. The homes combine elements from the Beach and Coral Collections across 10 architectural designs produced in partnership with NAGA Architects, SAOTA, LW Design Group and LOCI Architecture while emphasising expansive interiors, natural light, indoor-outdoor connectivity and privacy throughout. According to the announcement the Beach Collection consists of five- and six-bedroom villas ranging from approximately 7,500 to 8,500 square feet and the Coral Collection includes larger six- and seven-bedroom residences of about 11,500 to 12,500 square feet all positioned directly along the shoreline with private beach access and uninterrupted Arabian Gulf views.

Villas in the collection will be delivered in phases beginning in late 2026 and continuing through 2027 as construction advances across the development Nakheel reported. Khalid Al Malik chief executive officer of Dubai Holding Real Estate stated “Palm Jebel Ali is taking shape as Dubai’s next iconic waterfront destination reflecting the ambition that continues to drive the city’s growth.” He added “This limited Frond F collection combines distinctive architecture with direct beachfront living offering a rare opportunity to own a home on the destination’s fronds as Palm Jebel Ali moves from vision to reality.”

The launch follows Nakheel’s award of more than Dh13 billion in construction and infrastructure contracts for Palm Jebel Ali to date with villa building now under way on all 12 residential fronds. Work on substructure superstructure mechanical electrical plumbing systems and related infrastructure is progressing for 544 villas on Fronds A through F while 728 villas on Fronds K to P have advanced to internal and external finishing stages according to the developer’s update. These figures reflect steady momentum on a project that Nakheel has accelerated in recent years after earlier planning phases.

Palm Jebel Ali spans seven islands and 16 fronds in total creating 120 kilometres of coastline and more than 90 kilometres of beachfront the announcement detailed. Planned supporting infrastructure encompasses a 9,000-square-metre retail centre together with a Friday Mosque designed by Skidmore Owings & Merrill to hold up to 1,000 worshippers. Such amenities are intended to serve the growing residential community as villa handovers begin over the coming year.

Earlier contract awards for Palm Jebel Ali have included a Dh3.5 billion package focused on villa construction Gulf News reported in prior coverage of the project’s build-out. Nakheel has similarly progressed handovers at related developments including 892 homes at Jebel Ali Village underscoring the scale of its current residential pipeline. The Frond F release adds to available luxury inventory in a Dubai market where waterfront properties continue to draw international interest.
